What property management actually costs in Niagara

Most full-service property management in the Niagara region is priced as a percentage of the monthly rent, typically in the 8% to 12% range. A handful of managers charge a flat monthly fee instead, but percentage-based pricing is the norm because it keeps your manager's incentives lined up with yours: they only do well when your unit is rented and the rent is collected.

The fees you should expect

  • Renewal fee - a smaller fee (sometimes waived) when an existing tenant renews.

Cheap is not the same as good value

A manager who screens tenants poorly, is slow to fill vacancies, or nickel-and-dimes maintenance will erase any savings in a single bad tenancy.
