What property management actually costs in Niagara
If you own a rental in St. Catharines, Niagara Falls, Welland or anywhere across the region, the first question is almost always the same: what will a property manager actually cost me? Here is a straight answer for 2026.
Most full-service property management in the Niagara region is priced as a percentage of the monthly rent, typically in the 8% to 12% range. On a $2,000 per month unit, that is roughly $160 to $240 per month. A handful of managers charge a flat monthly fee instead, but percentage-based pricing is the norm because it keeps your manager's incentives lined up with yours: they only do well when your unit is rented and the rent is collected.
The fees you should expect
- Management fee - the monthly percentage above, covering rent collection, tenant communication, maintenance coordination and reporting.
- Leasing / tenant placement fee - a one-time charge when a new tenant is placed, often half a month's to a full month's rent.
- Renewal fee - a smaller fee (sometimes waived) when an existing tenant renews.
- Maintenance - actual repair costs are passed through; a good manager never marks these up.
Cheap is not the same as good value
The lowest percentage on paper can quietly cost you the most. A manager who screens tenants poorly, is slow to fill vacancies, or nickel-and-dimes maintenance will erase any savings in a single bad tenancy. The real questions are: how fast do they fill vacancies, how thoroughly do they screen, and how clearly do they report back to you?
